General

About ScriptAIcoach

ScriptAIcoach is a conversation training platform for real estate agents. Agents practice realistic prospect conversations with an AI before they speak with real buyers and sellers. Each session ends with a 40-point AI evaluation that scores communication, discovery depth, and objection handling.

It is used by brokerages as part of new-agent onboarding, and by independent coaches as a practice tool for their students.

Every session is a live AI conversation — not pre-recorded. The AI prospect responds dynamically to what the agent says, adjusts its resistance level over time, and tracks whether the agent is uncovering key discovery information. No two sessions are identical.

Text sessions are available in English, French, Spanish, and Mandarin. Voice sessions are currently available in English only. Additional languages are added based on pilot demand — reach out if you need something not listed here.

There are 18 scenarios across 5 modules: Online Lead Handling (5), Open House Interaction (5), Buyer Consultation (4), Seller Conversations (3), and an Advanced Challenge (1). You can read example transcripts for every scenario on the Examples page.


Training Sessions

How sessions work

A text session is a written back-and-forth conversation between the agent and an AI prospect. The agent types their responses; the AI replies in character. There is no turn limit — the session runs until the agent reaches a natural conclusion or ends it manually. A full AI evaluation is generated at the end.

A voice session is a live spoken conversation with the AI prospect over WebRTC — no phone number or app required, just a browser. Sessions are hard-capped at 8 minutes. A countdown timer warns the agent at the 1-minute mark and the session ends automatically at zero. A full evaluation is generated after the call.

Every session is scored out of 40 points across four categories: Conversation Opening (10), Discovery Depth (10), Objection Handling (10), and Professional Communication (10). The evaluation also tracks which discovery topics were covered — timeline, motivation, financing, decision-makers, and others — and gives specific coaching bullets on what went well and what to improve.

Yes. During a text session, agents can request a coach hint without ending the conversation. The hint appears in the chat and does not count as a turn. Coach calls are tracked in the evaluation — agents who rely on fewer hints tend to score higher.

Yes. Each session assigns a personality type (Friendly, Busy, Analytical, or Defensive) and a starting resistance level. The prospect's resistance shifts based on how the agent handles the conversation — agents who ask good questions and build trust will see the prospect open up; agents who push too hard will encounter more resistance.


For Brokerages

Brokerage pilot & plans

The brokerage pilot runs for 30 days and covers up to 30 agents at no cost — no credit card required. During the pilot, the brokerage gets full access to the platform including all scenarios, the manager dashboard, session evaluations, and progress tracking.

After the pilot, the brokerage can move to a paid plan or cancel with no obligation. See the Pricing page for plan details.

No downloads or sign-up forms required. The manager adds agents to the roster and each agent receives a magic link by email. Clicking the link logs them in directly — no password to set or remember. Everything runs in the browser.

Yes. The manager dashboard shows each agent's session history, scores, and evaluation results. Managers can add private notes to any agent profile and track improvement over time across multiple sessions and scenarios.

Prompt tuning — adjusting how the AI prospect speaks, the market context, and the resistance profile — is available on the Growth plan and above. Custom scenario development (entirely new scenarios built around your brokerage's specific situations) is available on the Team plan. Contact us to discuss your requirements.


For Coaches

Coach partner program

Brokerage accounts are billed on a flat monthly fee based on team size — unlimited sessions for everyone on the roster. Coach accounts use a prepaid credit model — coaches buy session bundles and their students draw from a shared balance. Coach accounts are designed for independent trainers and coaches who work with agents across multiple brokerages.

The same way as brokerage agents — the coach adds them to the account and they receive a magic link by email. No registration, no password. Students can begin practicing immediately after clicking the link.

Yes. Coaches can set a global session limit that applies to all students by default, and override it for individual students from their profile card. When a student reaches their limit, they are blocked from starting new sessions until the coach adjusts or resets their allowance.

The first 50 coaches to sign a partnership agreement receive 20% off every credit bundle purchase — permanently. This discount is grandfathered for the life of the account, not time-limited. Once 50 founding partners are signed, this offer closes. See the Partners page for full details.

No. Credits never expire. You pay only when a student completes or discards a session with at least one turn — there is no idle cost and no deadline pressure. Text and voice credits are tracked separately and cannot be exchanged.
